Private house in Hiiumaa
Like all homes built by Soome Maja, this house takes into account the environment, the client’s wishes, extreme thermal performance, and energy savings. The house is located right next to Tareste Bay, in the picturesque small town of Kärdla on Hiiumaa, preserving the untouched juniper-and-pine coastal nature as much as possible. Its light tone fits ideally into the seaside environment, and a maintenance-free roof solution with Roofit solar panels suits the sunny plot perfectly. A heated outdoor pool with a sea view fulfils the family’s wish to swim year-round.
Given the house’s location and sea view, the bedrooms were placed on the first floor, and the living room with open kitchen on the second floor, making use of the view over the junipers to Kärdla harbor. Large triple-glazed picture windows and minimal window trim keep the view clean and stylish, with comfortable temperatures ensured even with windows nearly 6 meters tall.
The exterior cladding is clean-lined, maintenance-free white Swisspearl façade panel, well suited to the coastal climate. The design uses a margin 30% above standard snow-load requirements for durability. The exterior walls use Soome Maja’s small-element system with 330 mm total insulation, giving the house a very low U-value of 0.11.
The structure is built from small timber elements — a solution well suited to confined building conditions, with a denser structure that gives the load-bearing walls greater strength. Manufactured in dry factory conditions, the elements arrive on site already insulated, minimizing moisture in the wall structure.
The heat source is an air-to-water heating system with mechanical ventilation, and provision for air conditioning has also been installed.
Energy class A private house. Worth highlighting in particular — the air leakage rate at 50 Pa pressure is only 0.21 m³/m²h!
