A brand-new residential quarter, Vanatoa, is rising on the edge of the small town of Keila, nestled in a beautiful forest setting. Construction of the first-phase homes began in autumn 2023. Thörn Houses is realizing, over the coming years, its vision of a valuable and contemporary living environment, where each building complements the next. The building is laid out in two separate wings: one houses the bedroom block, ensuring privacy, while the other contains the living room, kitchen, and sauna, forming a spacious, sociable shared area. A distinctive feature of the U-shaped layout is a landscaped, lit interior courtyard visible through the house, bringing nature into the living areas every day.

The building is designed in accordance with the Eurocodes and Estonian standards, with a design service life of 50 years. The load-bearing structures are an energy-efficient timber frame on a slab foundation. Units are separated by EI30 fire-rated compartments, insulation is non-combustible mineral wool, and sound insulation meets current standards.

Energy class A; the later-tested air leakage figure was 0.68 1/h.

This building type (V2) has been further developed so that, due to its high degree of factory readiness, the on-site erection time will be reduced to 3 months by 2027.
