Noise-Protected Element Private House in Pirita
Located in the green, tree-rich district of Pirita in Tallinn, this private house by Nord Homes OÜ is a contemporary prefabricated home completed in 2024. Its architectural solution is deliberately calm and respectful of the surrounding natural environment. Designed by Nordwell Architects (architect Oksana Karula), the house has been planned with a focus on the everyday needs of a family, privacy, and a high level of living comfort.
The exterior of the house is characterised by restrained colour tones and a carefully considered use of materials. The façade is articulated with a combination of plaster and thermally treated timber cladding, creating a warm visual appearance while ensuring a durable, low-maintenance solution. The roof is finished with a sleek, modern stone roof, emphasising the building’s clear and timeless architectural language.
The building features a U-shaped layout, which creates a private and quiet terrace area on the corner plot. The interior is organised into clearly defined zones: the living room and kitchen are located in one wing of the house, the wet rooms are placed centrally, and the bedrooms are positioned in the opposite wing. This layout supports both everyday family life and privacy. Upon entering the house, a high-ceilinged living and kitchen area opens up, adding a sense of spaciousness and natural light while creating a pleasant spatial experience.
From a construction perspective, the house has been designed with a strong focus on energy efficiency and acoustic comfort. The external walls are insulated with 300 mm of mineral wool, supplemented by an additional 50 mm wood fibre board, which serves both as extra insulation and as a base layer for the plaster finish. This solution significantly improves the building’s acoustic performance and is particularly important on a plot adjacent to a road with moderate traffic, effectively reducing street noise inside the living spaces.
Heating is provided by an air-to-water heat pump, while ventilation is handled by a system with both heat and moisture recovery. Separate cooling units have also been installed to ensure a comfortable indoor climate during the summer months. The building meets energy class B, offering a well-balanced solution between energy efficiency and construction performance.
The external wall elements and部分 of the roof elements—specifically above the open-ceiling living area—were factory-produced, enabling fast and high-quality on-site assembly. The entire construction process on site, including exterior and interior finishing works, took approximately 4–5 months.
The result is a well-designed and balanced private home that successfully combines contemporary architecture, the advantages of prefabricated construction, and the requirements of Pirita’s nature-oriented living environment into a cohesive and high-quality residence.
