Energy-Efficient CLT Private House in Tiskre
The single-storey private house produced by Happy Home Majad OÜ in Harju County is a well-considered and cohesive example of a contemporary cross-laminated timber (CLT) home, where architecture, functionality and energy efficiency form a balanced whole. Completed in 2024, the house has a net floor area of 271.6 m² and is designed to support the everyday needs, comfort and privacy of a family.
The architecture of the building is inspired by contemporary Norwegian residential design. Clean lines and geometric forms create a timeless and refined overall impression. In the densely built residential area of Tiskre, a U-shaped layout proved to be the ideal solution, allowing generous glazing to bring abundant natural light into the home while forming a private, wind-sheltered inner courtyard with a terrace. This approach fits well into the suburban context and offers residents a calm and protected outdoor living area.
The interior layout is clearly structured. The living room, dining area and kitchen form a spacious open-plan zone, characterised by ceilings up to 3.65 metres high, large sliding glass walls and views towards the inner courtyard. In warmer seasons, the interior spaces can be opened up and seamlessly connected to the outdoor area. Near the entrance, a landscaped green zone with laminated corner glazing has been integrated into the heart of the house, visually bringing nature into the interior.
Living and sleeping areas are distinctly separated in the floor plan. The house includes three bedrooms, two bathrooms, a home office, a utility room, a sauna complex and a two-car garage. The sauna and relaxation area are located away from the bedrooms, ensuring privacy and tranquillity. The spatial design supports a calm and relaxing living environment, where every detail has been carefully considered from both a functional and aesthetic perspective.
Structurally, the building is constructed entirely from cross-laminated timber (CLT)—including the exterior walls, interior walls and roof. The structure is complemented by glued laminated timber beams, while high-performance PIR insulation has been used to achieve excellent thermal performance and fire resistance. Special attention has been paid to acoustics: CLT panels are separated with dedicated seals and sound insulation mats, and interior walls incorporate double plasterboard, while doors are equipped with drop-down thresholds to reduce sound transmission.
Energy efficiency is one of the home’s key strengths. The building meets energy class A standards (energy performance indicator 99 kWh/m²·a) and demonstrates exceptional airtightness (qE₅₀ = 0.325 m³/(h·m²)). Heating is provided by geothermal energy combined with water-based underfloor heating, supported by solar panels. Ventilation is handled by a near-zero-energy-certified mechanical system with both heat and moisture recovery, ensuring a stable and healthy indoor climate throughout the year.
Thanks to the high level of factory prefabrication, the construction process was both fast and efficient. The entire CLT structural package was produced in the factory in just 8 hours, the building shell with windows was erected in 10 working days, and the full turnkey solution—including foundations and interior finishing—was completed within six months.
The result is a timeless, energy-efficient and high-quality CLT private house that brings together Nordic architecture, natural materials and the demands of contemporary living into one cohesive and well-balanced home.
